between the current PUD approval and proposed GDP. The study anticipates AM peak
hour traffic would decrease and PM peak hour traffic would increase with the new
concept and change in land uses and densities. The table below reflects the traffic
generation analysis results:
Current GDP
Current PUD
Proposed GDP
Average Daily Trips
3,086
1,499
1,596
AM Peak
108 in/85 out
64 in/52 out
15 in/30 out
PM Peak
85 in/108 out
52 in/66 out
71 in/63 out
Overall, each intersection maintains a Level of Service of B or better at full build out.
The anticipated trip distribution and traffic generation for each access point is shown in
the graphic below, with roughly 10% of the trips entering and leaving from the Kaylix
Avenue location. The northwest access point from Kaylix Avenue is shown as one-way
in, rather than two-way access in and out. This change is in response to neighborhood
concerns for traffic impacts on Kaylix and to reduce headlight glare into the
neighborhood to the west. The traffic study and the Public Works Department
evaluated this change and the traffic circulation is not negatively impacted by the
change to one-way.
Figure 2: Takoda GDP, 7t" Amendment Site Plan with Traffic Impacts
• N V-V PLAKS SUBL)MSION.
