Planning Commission <br />Meeting Minutes <br />October 14, 2021 <br />Page 4 of 9 <br />Malcolm -Peck stated that they were open to adding evergreens and more mature trees. <br />Diehl asked about day -one landscaping. <br />Brazee confirmed that the renderings did not show day -one coverage and stated they <br />were closer to 10-year growth. <br />Ms. Malcolm -Peck and Mr. Villa agreed with Director Ritchie that they would probably <br />not be at full capacity for their lanes, especially at the self -serve bays. <br />Diehl asked about signage. <br />Villa replied that they were using the same company as 7-11 and he described the <br />locations of signage for wayfinding on the building and discussed potential locations for <br />the logo. <br />Williams asked if there would be any services on the concrete outside. <br />Villa replied that there would not be. <br />Moline asked if they were amenable to adding a small retaining wall along 96t" to help <br />with the four -foot elevation difference. <br />Villa replied that that they had considered it previously but had taken out the retaining <br />wall because they met the screening requirement without it plus the other businesses <br />on the site did not have a wall, in addition to the wall being an added expense. <br />Howe asked if people could come in via the southern drive and go to the vacuum/self- <br />serve area from there. <br />Villa described traffic flow and access on the site. <br />Ritchie shared the landscaping plan for the 7-11 development. <br />Brauneis asked if it was all turf grass at the 7-11. <br />Ritchie stated that there was turf on the 96t" frontage related to a requirement in the <br />CDDSG and she showed the native plantings elsewhere on the 7-11 site. <br />Williams asked about the tree caliper. <br />Ritchie replied that the size was typical and suggested that staff work with the <br />applicants' landscape architect to pick a meaningful tree size after getting from the <br />Commission what level of maturity was reasonable. She noted that the plants had to be <br />young enough to tolerate transplanting. <br />Williams wondered if it made sense to have older trees here where elsewhere on the <br />site they would not be as old. <br />no <br />
