Planning Commission <br />Meeting Minutes <br />February 11, 2021 <br />Page 7 of 10 <br />Diehl asked about the breakout between in -lieu and land dedication. <br />Rhymer stated that United Properties was prepared to pay their in -lieu fees now, but the <br />other two property owners were not. Rhymer added that they did not have the space <br />within their development for additional land dedication and she did not believe that the <br />other two property owners were prepared to do that. <br />Williams asked if the landscape waiver request was due to the concrete construction <br />method. <br />Rhymer replied that the geotechnical report made recommendations based on the soil <br />conditions and it was recommended by the geotechnical engineer to not have <br />landscaping up against the building to protect the building foundation. The application <br />proposed to supply the required landscaping, just elsewhere on the property. <br />Williams asked if there were other buildings in the area not using that 6-foot perimeter. <br />Rhymer replied that she did not know and that the geotechnical report was limited to the <br />soil directly underneath and around the proposed building and it dealt with soil <br />condition, not the type of building process. <br />Ritchie added that staff had seen this type of waiver occasionally and there were other <br />landscaping options, potentially, but from staff's perspective, the landscape elsewhere <br />on the site offset the requirement. <br />Howe asked if 7-Eleven ever had electric charging stations. <br />De la Houssaye replied that they did have electronic charging stations. <br />Howe asked if this project might have a charging station. <br />De la Houssaye replied that he did not see why not if it would provide a service to the <br />area. <br />Rhymer added that there would be some charging stations in the development for <br />employees. <br />Brauneis asked for public comment. Seeing none, he requested summations. <br />Ritchie summarized that staff recommended approval as submitted with one condition <br />regarding architecture on the east elevation. <br />Rhymer stated that they were excited to be able to bring this development to the City of <br />Louisville and she thought that it offered a synergy of commercial and industrial <br />development. <br />Diehl stated that he appreciated the flexibility of the applicants. He was inclined to <br />support the waiver requests. Originally, he was a little concerned about some of the <br />
