Planning Commission <br />Meeting Minutes <br />June 10, 2021 <br />Page 2 of 15 <br />sent in after June 4th had not been published in the staff packet and if the <br />commissioners had read those comments. <br />Brauneis shared that they would be reopening public comment for this evening on the <br />Redtail Ridge item. <br />Krantz stated that there was a group of people who had been saying public comment <br />would not be allowed tonight. <br />Zuccaro replied that staff had presented the item as a continuance and that an item <br />could go through changes while being discussed over multiple meetings. Staff felt that <br />the applicant's revisions had been made public. Regarding the written comments, staff <br />had shared all of the recent public comments in a packet addendum up until the <br />comments received this afternoon. Zuccaro was unsure why anyone was saying there <br />would not be public comment on Redtail tonight. <br />Brauneis noted that they tried to accommodate everyone by allowing comments up until <br />a couple hours before meetings. He encouraged people to send their comments sooner, <br />but an earlier cutoff would squelch public comment. He shared that he personally had <br />reviewed all of the public comments. <br />CONTINUED BUSINESS — PUBLIC HEARING ITEMS <br />Redtail Ridge General Development Plan Amendment: A request for an amendment <br />to the ConocoPhillips Campus General Development Plan (Redtail Ridge Master Plan) <br />to allow a mixed industrial, office and commercial development with up to 3,115,000 <br />gross square feet of building area on a 3890.10 acre property (Resolution 6, Series <br />2021). CONTINUED FROM MAY 20, 2021. <br />• Applicant: Brue Baukol Capital Partners <br />• Case Planner: Rob Zuccaro, Director of Planning and Building Safety <br />Zuccaro stated that the item was noticed for its original hearing date and had been <br />continued twice to a date certain so all public hearing notice had been met. <br />Hoefner recused himself. <br />Howe stated that he because he valued the integrity of the Planning Commission and its <br />processes, he would restate some details presented at the last Commission meeting. <br />He stated that he walked down a road adjacent to the proposed development and he <br />had been alone and had no ex parte communication outside of the Commission <br />meetings. He would be asking staff about any findings or observations made during his <br />walk during the meeting tonight. <br />Moline restated that he was an employee of Boulder County Parks and Open Space, <br />which had provided referral comments on the development. He was not involved in the <br />creation of those comments and had consulted with the City and County attorneys and <br />felt he was capable of acting as a commissioner on the item. <br />
