Posted in City Hall, Public Library, <br />Recreation Center and the Police and Courts Building and mailed to surrounding <br />property owners on March 28, 2008 <br /> <br />Conflict of Interest and Disclosure: <br />Tengler stated he lives at 494 W. Spruce St., which is approximately 3 blocks from the <br />subject property, but he does not feel it creates a conflict of interest. <br /> <br />Staff Report of Facts and Issues: <br />McCartney provided the following points of discussion: <br />. The request is for a final subdivision platy approving a minor subdivision <br />replat for a two-lot single-family residential subdivision in Louisville Heights. <br />. The current address is 245 Spruce St., Lots 8 - 11, Block 4, Louisville <br />Heights Subdivision. <br />. The current property includes four (4) platted 25' X 125" lots, originally plated <br />in 1904. <br />. The existing home was built in 1925 with a 1,562 SF single level home and a <br />396 SF garage. <br />. A demolition permit was submitted to the Historic Preservation Commission <br />(HPC). On October 6, 2007, the HPC did not find the structure to have <br />sufficient historic value to delay issuance of the permit. <br />. The property is subject to the zoning regulations as established in the <br />Residential Low Density (RL) and the Old Town Overlay District. <br />. The request to split the lot would result in two lots: both measuring 6,250 SF <br />in lot area and 62.5 feet in width. Therefore the applicant was required to <br />apply for a variance review before the Board of Adjustment (BOA). The BOA <br />reviewed and approved the two variance requests on February 20,2008. <br />. The two variances were: <br />1) a reduction in the minimum lot size of 7,000 SF to approximately 6,250 <br />SF <br />2) a reduction in the minimum lot width of 70 feet to approximately 65.2 <br />feet. <br />
