• <br />4 <br />RESOLUTION NO. 20 <br />SERIES 1992 <br />A RESOLUTION APPROVING A FINAL SUBDIVISION PLAT AND <br />FINAL PUD DEVELOPMENT PLAN FOR CENTENNIAL HEIGHTS WEST <br />Es) <br />WHEREAS, there has been submitted to the Louisville Planning <br />Commission an application for a Final Subdivision Plat and Final PUD <br />Development Plan for the development of single family detached homes <br />(Centennial Heights West). <br />The applicant is Sheffield Homes, 6777 Wadsworth Blvd., Arvada, <br />Colorado. <br />WHEREAS, all materials related to the Final Subdivision Plat and <br />Final PUD Development Plan have been reviewed by City staff and found to <br />be in compliance with the Louisville zoning ordinances, subdivision <br />regulations, and other related policies; and, <br />WHEREAS, the Planning Commission finds that said Final Subdivision <br />Plat and Final PUD Development Plan should be approved with conditions, <br />as follows: <br />1. The applicant shall install a secondary, emergency access per the revised <br />July 10th access plan. Fire access shall be accepted by the Public Works <br />Department and the Fire District prior to the issuance of building permits <br />for lots 6 through 30 inclusive. <br />2. The applicant shall submit draft HOA documents to staff which define the <br />obligation to maintain the secondary access. A recorded copy shall be <br />provided prior to the issuance of building permits for lot 6 through 30 <br />inclusive. <br />3. The applicant shall submit documentation signed by the property owner of <br />Parcel C authorizing the HOA to maintain the off -site secondary access. <br />4. The applicant shall revise dedication language on the plat per June 2, <br />1992 referral memo from the City Attorney prior to City Council review. <br />NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the <br />City of Louisville, Colorado does hereby recommend approval with <br />conditions of the Final Subdivision Plat and Final PUD Development Plan <br />for Centennial Heights West. <br />PASSED AND ADOPTED THIS 14TH DAY OF JULY, 1992. <br />ATTEST: <br />By: <br />• <br />By : <br />//`Ro Weber <br />Planning/Commission Chairman <br />Russ VanNostrand <br />Planning Commission Secretary <br />
