<br />10/18/83 <br /> <br />Page -7- <br /> <br />~SOLUTION #42 - HILLTOP <br />FINAL PLAT AND P.U.D. <br /> <br />Councilmembers had a copy of the resolution <br />and Attorney Rautenstraus read it in its <br />entirety. Councilmembers also had a copy <br />of the subdivision agreement and written <br />statement from McStain Enterprises. <br /> <br />Director John Rupp <br /> <br />Stated the property is located south of <br />the Hillsborough West Subdivision, consisted <br />of approximately 50.97 acres and is con- <br />sistent with the comp plan. The present <br />zoning is RE. Slides were shown of the <br />area depicting an elongated parcel north <br />of Harper Lake. As part of the subdivision, <br />McStain is dedicating an 8 acre school site <br />to the School District, land for future ex- <br />pansion of Harper Lake and land necessary <br />for an open space connection between Harper <br />Lake and the Parkwood Subdivision. The <br />proposed development will provide street <br />connections with McCaslin Blvd., Kennedy St. <br />and Washington Ave. The circulation pattern <br />will have little impact on the Hillsborough <br />West subdivision and will provide an improved <br />access point to McCaslin Blvd. Planning <br />Commission and staff recommend approval. <br /> <br />Craig Krueger, McStain <br />Enterprises <br /> <br />Stated that since most of the councilmembers <br />had been to the Planning Commission meetings <br />and Neighborhood meetings relative to Hill- <br />top they were familiar with the proposal. <br />The site did pose some design constraints <br />because of Harper Lake and the school site, <br />but felt that the final plan will be an <br />excellent subdivision and are anxious to <br />get started. This would provide a variety <br />of housing with custom homes on lots ranging <br />from 7,000 to 12,000 sq. ft. with prices <br />ranging from $130,000 to $170,000 - geared <br />up to the second home buyers. They have <br />already received many requests from Louis- <br />ville residents that are interested in <br />moving to this area. Stated unless Council <br />had an objective regarding length of the <br />streets, felt that the streets as presented <br />would not exceed the length of 8 homes. <br />This would be broken up with landscaping and <br />connection with the parks, school site, and <br />Public Service easement. <br /> <br />Mayor Meier <br />)lor Scheme <br /> <br />Inquired if the same color would be used <br />for all the homes. <br />
