<br />JOHN WASCHAK <br />FORMER MAYOR OF LOUISVILLE <br /> <br />ALAN SCHIMPFF, 240 South <br />Jefferson Ave. <br /> <br />6/21/83 <br /> <br />Page -8- <br /> <br />Stated as a former Mayor was very interested <br />in what takes place in the City. Mr. Warem- <br />bourg had contacted the City when he was <br />Mayor requesting annexation, but at that time <br />did not proceed with it. Stated there were <br />significant water rights connected with the <br />property and estimated prices of 1 Jshare of <br />South Boulder Creek water at $45,000 - $50,000; <br />2 shares of Marshall water @ $7,000 = $14,000; <br />also there are 260+ shares of Goodhue Ditch <br />water @ $600.00 per share = $156,000, totalling <br />approximate $215,000. Felt it would be very <br />beneficial to the City if they adopted Ordinance <br />#791 in terms of water rights as well as the <br />12% land dedication for parks and open space. <br />Urged councilmembers to approve the Warembourg <br />annexation - Ordinance 1/:791. Felt it was <br />a worthwhile project, was within the urban <br />services area and would appreciate approval. <br /> <br />Was speaking as a homeowner of a Medema home <br />and as a realtor selling homes in all the various <br />subdivisisons. Wished to commend Medema and <br />felt they were the type developer we would <br />like to see in Louisville. The transactions <br />and dealings he had had with them were superla- <br />tive; they treat the customers as well as any <br />developer he had ever dealt with. The properties <br />in the subdivision currently are doing extremely <br />well in terms of appreciation - the first ones <br />that are now up for sale. It was his opinion <br />as he se11s real estate in the area and he <br />compares Medema's work with other subdivisions, <br />there are many little extras that they have <br />provided which are a tremendous benefit to <br />not just the subdivision and Louisville but <br />to the homeowners who are seeking the best in- <br />vestment. The landscaping alone was a trem- <br />endous benefit of great value in another sub- <br />division yet maybe the homeowners in the sur- <br />rounding homes could not afford the landscaping. <br />Therefore, it has been holding down the property <br />value. Stated he would like to see all developert <br />do this, as first time home buyers are really <br />strapped for cash right after they close on <br />their home. Felt that this was one of the <br />things that would help Medema Homes have a <br />good resale value. Reitered their treatment <br />of the homeowners in the transactions was ex- <br />tremely fair - were very liberal with the <br />purchasing homes-with the real estate community <br />at large; therefore would like to see them <br />continue building in this area and continue <br /> <br />to work with them. Would be happy to answer <br />
