He would app:r:ecia te very much <br />city services and since the utility lines <br />are contiguous to his property, he felt <br />it would be logical for Louisville to collect <br />the fees and Mr. Trousil to receive the <br />services. Mr. Holder stated if water service <br />was a problem, he would at least request a <br />sewer tap which would be 500' from the City's <br />sewer plant. He felt the request was very <br />reasonable because of the proximity of the <br />utility service lines. He hoped the Council <br />would act in a wise and judicious manner. <br /> <br />Councilman Cummings <br /> <br />Inquired of Director Rupp - if Council denied <br />the Trousil request, we would be putting <br />the County on notice that Louisville does <br />not want development on the property? <br />Rupp replied this would be correct. <br />Attorney Rautenstraus advised in discussions <br />with Boulder County, it was his feeling that <br />if the City's comments had been received in <br />a strong manner, quite possibly the County <br />would have made a different decision. <br />Cummings wished to confirm that since the <br />property had been zoned industrial since <br />1965 and the purchaser intended to build, <br />and if council denies the request; then <br />if the County does not think our concerns <br />are not strong enough, what alternative <br />does council have? <br />Attorney Rautenstraus advised unless the <br />property were annexed to the City - the . <br />County would still have the ultimate decision <br />as to development of the property. <br /> <br />Councilman Ferrera <br /> <br />Inquired if Council decided to grant the <br />utility request, would the City have any <br />control as to what could be built on the <br />property, by a site plan review? <br />Rautenstraus replied the parties could always <br />agree on something; however he was not certain <br />that Council had a lot of bargaining power to <br />obtain a lot of concessions from Mr. Trousil <br />or the County.
