<br />Ryan Cooper <br /> <br />APPROVAL <br /> <br />RESOLUTION #17 - COAL CREEK <br />STATION FILING #3 FINAL PLAT <br /> <br />Councilman Leary <br /> <br />4/20/82 <br /> <br />Page ".13- <br /> <br />development is proposed at the present time. <br />The Planning Commission recommended approval. <br /> <br />Stated he represented Olga Schrieter, owner, <br />did not have any comments but would be happy <br />to answer any questions. <br /> <br />Councilman Fauson moved, Councilwoman Morris <br />seconded Resolution #16, Series 1982, Olga <br />Schrieter Subdivision Final Plat be approved. <br />Question called for. All in favor. Motion <br />carried unanimously. <br /> <br />Each member of Council had a copy. Attorney <br />Rautenstraus read the resolution in its <br />entirety. He advised that the applicant <br />had signed the subdivision agreement - a <br />copy of which each member had also. <br /> <br />Director Rupp advised Council the applicant <br />was Eastpark Associates, Boulder, Colo., <br />Bill Arnold General Partner, located to <br />the east of 7-11 property along Cannon <br />Circle and South Boulder Road, zoned Com- <br />mercial Business, consisted of 1.12 acres, <br />request was to subdivide the property into <br />two lots, lot 1 will be a car wash; no pro- <br />posal for lot 2. The Planning Commission <br />recommended approval. Rupp also stated <br />staff is attempting to achieve some joint <br />access agreements between the property <br />owners so that the owner is not looking <br />at an individual curb cut, just serving <br />their purpose and does not work as a unit, <br />so there is improved traffic circulation. <br />Mr. Arnold agreed to comply. In addition <br />the City will get the balance of South <br />Boulder Road on the south side, completed <br />from Cannon west to the RR tracks, which <br />is tied to the subdivision agreement for <br />these improvements. <br /> <br />Inquired when traffic continues to increase <br />on South Boulder Road and it creates pro- <br />blems to make a left-hand turn from the <br />7~11 property, would it be possible to <br />make South Boulder Road a boulevard <br />that would allow drivers to make <br />only right-hand turns. <br />
