<br />ROCKMONT INDUSTRIES - UTILITIES <br />REQUEST <br /> <br />DAVID LIPSETT <br /> <br />APPROVAL OF REQUEST <br /> <br />3/16/82 <br /> <br />Page -2- <br /> <br />Administrator Wurl introduced Mr. David <br />Lipsett, a Real Estate Broker, represen- <br />ting Rockmont Industries. <br />The owners Hr. & Mrs. Rocco Losasso were <br />present to answer any questions. <br />Mr. Lipsett advised their request was to <br />obtain a hardship variance to be able <br />to use an existing well on the property. <br />At this time the cost to bring city water <br />and sewer mains to the building would be <br />an economic impractibility, as the cost <br />to acquire the land and construct the <br />building would be in excess of $500,000. <br />Each member of council had a copy of the <br />proposal. <br />Their operation would be light industrial, <br />producing plastic earliners for mounted <br />animals for taxidermy, and would employ <br />approxima.tely 18 to 20 people. The owners <br />stated they would be willing to hook onto <br />the water and sewer utilities as soon as <br />they were available either through CTC's <br />development or the City's expansion of <br />the lines. <br /> <br />Director Rupp expressed concern as to the <br />time element of temporary relative to <br />utilities. Should other similiar requests <br />be made it was his thought a policy should <br />be written to ensure if other development <br />occurs util tie~s, street improvements, etc. <br />come at the sa.me time. <br /> <br />Discussion between Councilmembers and the <br />owners regardi.ng time they could remain <br />on the tempora.ry well system - costs in- <br />volved to them should the City extend their <br />utility lines, alternatives if CTC should <br />develop the property surrounding their <br />proposal. <br /> <br />Councilman Lea.ry moved, Councilman Cummings <br />seconded that the Ward Annexation Agreement <br />be amended to allow Rockmont Industries to <br />remove the requirement that they extend the <br />water and sewer utilities at the time they <br />
