Redtail Ridge Preliminary and Final Plat Review <br />• Robb Zuccaro gave a presentation of the Redtail Ridge Plat and the ConocoPhillips <br />General Development Plan which was approved in 2010. <br />• Redtail Ridge Developer proposed some amendments to the plan, which was not upheld <br />in a City -Wide vote in April. <br />• Role of PPLAB: to make a formal recommendation on the proposed plan <br />i. Steve Knapp asked about the road network; maps of former Storage Tek and <br />proposed roads were reviewed. <br />ii. Laurie Harford asked if proposed plan meets the 2010 GDP. Community Amenities <br />• Discussion and Questions <br />i. The City Wide vote in April was to decide upon the amendments to the 2010 <br />GDP. The amendments were not approved in the City Wide vote. The applicant <br />is therefore moving forward with a subdivision plat under the 2010 GDP. <br />ii. Ellen asked about timing; if the Board would need additional time or request <br />additional information. Ellen reiterated that PPLAB is an advisory board that can <br />provide a recommendation only. Robb advised that more information may be <br />requested if needed. <br />iii. Sheri Sommr: advised against approving plan due to lack of information. <br />1. Feels that Campus Drive alignment would bisect open space. <br />2. Feels that the buildings are spread out over the same amount of land <br />and does not include enough open space. <br />3. Feels that trails should be separated from streets <br />iv. Laura Page: advised against approving plan due to City Wide vote <br />1. Wants clarity around what PPLAB can advise upon. <br />2. Feels that land will not be easy for the community to access; <br />recommends that dedicated park space in plan is instead open space. <br />Proposes to accept cash in lieu of park space and use the money to <br />develop park space elsewhere <br />3.
