Box 1051, Boulder, CO 80306 <br />Phone: 303-246-4109 Email: ryan splitmountain.com & erik(a-)_hapcdesign.com <br />Project Location: 950 Spruce Street / 725 Front Street <br />Name, Address & Phone of Property Owner of Project Location (if different than Applicant): <br />Summary of Project: Project includes renovation of existing commercial structure for <br />commercial and residential use and construction of new structure adjacent to the existing <br />structure with parking accessed from the alley. The anticipated uses include retail and/or office <br />space in 950 Spruce with up to 5 residential apartments above. The total above grade <br />commercial space is 6,853gsf with 7,244gsf of residential space, and an additional 4,020gsf of <br />space that could be commercial or residential use. Sitework for the project in the Right of Way <br />includes reconstruction of sidewalks, curb and putter, and removal of parking lot drive pan, as <br />well as utility work necessary for the new development. The City desires to extend the <br />downtown streetscape including brick paving, street trees in tree prates and decorative street <br />lights to extend east on Spruce Street beyond the alley adjacent to the project. The potential for <br />EV charging station infrastructure adjacent to on -street parking is also being discussed. <br />Estimated Total Cost of Project: $4.5 - $5.0 Million (not including land and holding costs) <br />Summary of Request for Assistance: Applicant is seeking assistance for work in the public <br />Right of Way, generally including sidewalks, curb and putter, alley pan, brick paving accents, <br />street trees in tree prates, decorative street lights, cut and patch street and alley for utilities and <br />extend adequate utilities onto the site including water, sanitary sewer and storm sewer, and <br />provide adequate electrical power from offsite. <br />Estimated Assistance Request: <br />$ 277,348 Construction Cost (Breakdown of estimated construction costs is attached) <br />$ 37,500 Est.
