Louisville Revitalization Commission <br />Blight Conditions Description for Project <br />Project Name:_ 950 Spruce Street / 725 Front Street Redevelopment <br />Please provide a short description of how the project addresses the following blight conditions <br />identified in the Urban Renewal Area. <br />The existing commercial structure has had consistent <br />vacancies. Current building is approximately 46% vacant. <br />Rehabilitation planned for converting the second level of the <br />a) Slum, deteriorated, or <br />structure for residential use & adding 3 residential units on <br />deteriorating structures; <br />Front Street for a higher utilization of the property. <br />b) Predominance of defective <br />or inadequate street layout; <br />N/A <br />c) Faulty lot layout in relation <br />The existing development has a parking lot which is adjacent <br />to size, adequacy, <br />to Front Street. The new triplex will address this shortcoming <br />accessibility, or usefulness; <br />with an activated building at the sidewalk instead of parking. <br />d) Unsanitary or unsafe <br />conditions; <br />N/A. <br />Existing sidewalk and curb/gutter is deteriorated non- <br />compliant and in need of repair.
