SUMMARY: <br />The applicants, Kurt and Cindy Firnhaber, request approval of a variance from the <br />Centennial 8 Planned Unit Development (PUD) rear setback of 15' to allow the construction <br />of a 76 square -foot deck with a rear setback of 9'-7" (see Attachment 1 for application <br />materials). <br />BACKGROUND: <br />The property is located in the Centennial 8 PUD, which was approved by the City in 1987. <br />The property was originally part of the Centennial 8 Subdivision and was replatted as part <br />of the Centennial 8 Replat A Subdivision, which the City approved in 1989. The original <br />home was built in 1991 and was destroyed in the 2021 Marshall Fire. The following is a <br />summary of the development standards based on the Centennial 8 PUD. Standards not <br />covered in the PUD are regulated by the underlying R-E zone district: <br />Minimum Lot Area: <br />5,000 sq. ft. for interior lots <br />Maximum Lot Coverage: <br />30% or 1,750 sq. ft., whichever is greater, for lots 5,000- <br />9,000 square feet in size <br />Front Setback: <br />18 ft. from property line or 20 ft. to back of curb <br />Interior Side Setback: <br />5 ft.
