The City of Louisville does not currently allow ADUs in any <br />zone district. <br />Further resources and policy guides on ADUs can be found at the following link: <br />https://planning.org/knowledgebase/accessorydwellings/ <br />DISCUSSION: <br />This section will summarize some of the most common policy considerations in <br />developing an ADU ordinance followed by a summary of ADU ordinances from <br />surrounding jurisdictions. <br />Further resources and policy guides on ADUs can also be found at the following link: <br />https://planning.org/knowledgebase/accessorydwellings/ <br />ADU Policy Considerations <br />In developing an ordinance for the regulation of ADUs the following are common <br />elements of such regulations and concepts the City Council may want to consider if an <br />ADU ordinance is developed: <br />• Where ADUs are allowed (minimum lot size/appropriate zone districts) <br />• Size limitation of ADUs <br />• Location of ADU on the lot <br />• Design standards for ADUs <br />• Spacing/saturation or limitation on number of ADUs within a neighborhood <br />• Owner occupancy requirements <br />• Occupancy limitations for ADUs <br />• Parking requirements <br />• Utilities and water and sewer taps <br />• Deed restriction and registration <br />• Affordable housing and affordable housing incentives <br />• Historic preservation incentives <br />UJI i 4Z_N_'1911 11 •[1T _ 0 <br />Some communities will limit ADUs to certain neighborhoods or zone districts, while <br />others allow ADUs in any single-family zone district in the city. In reviewing the <br />attached ordinances from surrounding jurisdictions, the cities of Boulder, Broomfield and <br />Golden allow ADUs in all or most single-family residential districts, while other <br />communities, such as Lafayette, Superior and Arvada limit ADUs to certain zone <br />districts or overlay districts. Some regulations also require minimum lot areas of at least <br />5,000 sq. ft. to ensure there is adequate lot area for the additional unit. <br />CITY COUNCIL COMMUNICATION <br />3 <br />
