<br />PROJECT INTENT:
<br />The Project proposes development of 2 detached buildings on individual adjacent lots. The one story building on Lot 5 is oriented with its street
<br />front facing CTC Boulevard towards the west. The building entry includes a sidewalk connection to a new sidewalk along CTC Boulevard. All
<br />loading and utility services are on the rear (east) of the building and screened from view of the commercial use adjacent to the north. The two
<br />story building on Lot 4 is oriented with its street front facing Dogwood Avenue to the south. The building entry includes a sidewalk connection
<br />to the existing sidewalk along Dogwood. All loading facilities and utility services for this building are located on its east side and screened from
<br />view. The Project anticipates shared tenancy between the buildings and includes a pedestrian sidewalk connection linking the two; joint use of
<br />three proposed driveway accesses; a single shared retention facility at the southeast corner of Lot 4; and, cooperative cross -access and

<br />PROJECT PHASING:
<br />Construction of Project will commence within 2 months following approval of this PUD by the City of Louisville. Site improvements and core and
<br />shell building construction will be complete within 8 months following commencement of construction.
<br />EXTERIOR LIGHTING:
<br />In addition to the pole and bollard lighting indicated on the Exterior Lighting Plan, each recessed building entry shall include soffit mounted
<br />recessed downlights.
<br />SIGNAGE:
<br />The Project proposes 4 double faced exterior lit monument signs (2 per lot) located as indicated on the Site Plan. Monument signs shall be
<br />limited to 25 sf per face. Other signage shall conform to the Industrial Development Design Standards & Guidelines.
<br />PROPERTY OWNERSHIP AND JOINT USE AGREEMENTS:
<br />Lots 4 and 5 are currently in common ownership. Should this circumstance change in the future, the separate owners of Lots 4 and 5 will
<br />execute joint agreements for cooperative use of vehicular access, internal sidewalks and drainage facilities.
<br />DEVIATIONS FROM INDUSTRIAL DEVELOPMENT DESIGN STANDARDS & GUIDELINES:
<br />Required detention from Lot 4 is included within a shared pond on the east side of Lot 4 (See PROPERTY OWNERSIIP AND JOINT UGC
<br />AGREEMENTS above).
<br />FUTURE TENANT FINISH:
<br />Parking requirements will be reviewed during the building permit process for individual tenant finishes_ No tenant finish permits or certificates of
<br />occupancy will be issued if the combined parking of the various uses as required by the IDDSG exceeds the total provided parking on each site.
<br />OTHER CONDITIONS:
<br />The final design of the northern driveway onto CTC Boulevard shall be subject to final approval during the civil plan review process. The
<br />applicant shall agree to coordinate with the property owner to the north for a possible shared driveway, unless that proves a technical or timing
<br />impossibility.
<br />The applicant shall dedicate a public sidewalk easement along CTC Boulevard at or prior to recording of the final PUD.
<br />Cross access and shared detention easements/agreements shall be recorded at or prior to recording of the final PUD.
<br />An off -site grading easement for the property east of Lot 4 shall be recorded at or prior to recording of the final PUD.
