Planning Commission <br />Meeting Minutes <br />September 08, 2022 <br />Page 5 of 13 <br />Applicant Presentation: <br />Jeff Baukol, Brue Baukol Capital Partners <br />Baukol begins his presentation by giving an overview of who their company is. We are <br />a company made up of Louisville/Superior locals who grew up here or live minutes <br />away and have had kids who went to Goddard Pre-K and Monarch. We specialize in <br />creating much needed housing opportunities, and developing or redeveloping mixed - <br />use, commercial projects along major transit corridors. Our projects have received <br />industry and national recognition for sustainability, preservation, and design innovation. <br />Our professional reputation depends on building to the highest standards of quality and <br />care. <br />Our partner is Sterling Bay. They are a vertical partner in the project, providing the <br />management and funding toward development of the entire Redtail Ridge project. They <br />are a vertically integrated, developer/owner operator known for innovative approaches <br />to place making and environmental sustainability. They also have deep expertise in <br />delivering state-of-the-art facilities designed for next -generation research and <br />customized wet lab and industrial space. They have a national portfolio including a <br />development of Google's Midwestern headquarters and life science campuses in <br />California and Chicago, totaling 57 properties owned across 14 states. <br />He discusses the site history. The following is StorageTek throughout the years: <br />• 1970 - 2005: An active campus <br />• 4,800 employees and 12,400 daily car trips <br />• Private campus: no public use or access <br />• Created significant economic stimulus for Louisville's economy and greatly <br />benefitted small businesses. <br />• Many StorageTek employees moved here and helped make Louisville "A Best <br />Place to Live." <br />The Parks Board had a unanimous approval on May 5, 2022 and on June 8, 2022, the <br />Open Space Advisory Board (OSAB) had a unanimous approval with conditions as <br />mentioned by staff. <br />We share the same values on sustainability, habitat preservation and restoration, and <br />conservation. We are proposing the single largest public land dedication in Louisville's <br />history that does not include land for golf courses. Over three years of negotiations, we <br />have demonstrated commitment to finally enable open and public access. He shows the <br />commission what is new in the plat and reviews OSAB approved open space <br />configuration. It has been approved twice by OSAB. It is the second largest public land <br />dedication ever made in Louisville (Coal Creek's dedication included 90 acres of <br />developed golf course out of 227 acres total). It keeps the superior placement, quality, <br />acreage of 107+ acres of open space, parks, and trails. It also includes 16.55 acres <br />dedicated to parkland per PPLAB guidance. The donation is valued at more than $54 <br />million. <br />He then shows an image in his presentation displaying a comparison of the previously <br />approved vs current proposal as well as showing a comparison of the open space <br />donation. <br />
