Planning Commission <br />Meeting Minutes <br />April 17, 2008 <br />Page 6 of 15 <br />The orientation of the lots will be changed from an east/west configuration to <br />a north/south configuration. This will allow for a greater lot width. <br />The new lot sizes are: Lot 1A is 6,231 SF and 62.37 feet in width and Lot 2A <br />is 6,232 SF and 62.37 feet in width. <br />The proposed lots would be oriented off Spruce St. <br />The setbacks would be: 20’ front, 7’ interior, and 15’ off the street sideyard. <br />Staff recommends approval with two (2) conditions: <br />1) The applicant shall confirm sanitary sewer service lines for the exiting house <br />using an electronic locating devise. <br />2) The applicant must retain as many of the existing trees as possible. <br />Commission Questions of Staff: <br />Lipton required clarification of the role of the BOA and the Planning Commission <br />regarding this property. <br />McCartney stated the BOA granted a variance that would allow the two lots to have <br />smaller width and smaller total square footage. The Planning Commission would <br />approve the subdivision replat. <br />McCartney asked to have the letters and emails that were provided to the Commission <br />entered into the public record. There were a total of 25 pieces of correspondence. <br />Loo moved and Pritchard seconded a motion to enter into public record the 25 pieces of <br />correspondence. Motion passed unanimously by voice vote. <br />Hartman asked how close the two houses would be to each other. <br />McCartney stated they would have 7’ interior yard setback on each lot for a total <br />distance between each principal structure of 14’. <br />Sheets asked what the setback from the corner would be for the corner lot. <br />McCartney stated it would 15’. <br />For the benefit of those in the audience, Lipton reviewed the public hearing process as <br />followings: <br />Staff presentation <br />Commission questions of the staff. <br />Applicant presentation <br />Public Comment <br />Commission ask questions of the applicant and staff. <br />Staff and applicant provide a closing summary. <br />Public hearing is closed for Planning Commission deliberation and decision. <br />Applicant Presentation: <br />Tom Ramsey, 1100 Grant Ave, owner of WestMark Design & Construction, LLC. <br />distributed a document. Loo moved and Sheets seconded a motion to enter the <br />documents into public record. Motion passed by voice vote. <br />Ramsey continued with a review of projects he has completed in Old Town Louisville <br />and used the documents to illustrate the projects. <br /> <br />
