Planning Commission <br />Meeting Minutes <br />JUNE 11, 2009 <br />Page 9 of 14 <br />Ben Keeter, 943 Rex, Louisville, CO stated his support of the project. It will add <br />to the Old Town character and the energy efficiency features that are planned <br />are excellent. <br />Michael Potts, 555/561 County Road, Louisville, CO stated that parking has not <br />been an issue for his property. He has plenty of driveway space for guest <br />parking. <br />Brandt Slnken, 881 W. Chestnut Ln., Louisville, CO stated his support of the <br />project. He is looking to move downtown and this is type of home he is looking <br />for. <br />Mark Piddock, 552 Main St., Louisville, CO discussed the following concerns with <br />the board: no other buildings this tall in the neighborhood; density is still <br />questionable for him; the access from County Road is better then having only <br />access from the alley which backs directly to his home, however the connection <br />from County Road ends at the his backyard; number of vehicles that could be on <br />the property could be as many as 30. <br />Staff and Applicant Summary and Recommendation: <br />Mundelein requested permission to address some of the issues discussed in <br />public comment. He stated that visitor parking should be adequate. Parking is <br />allowed on County Road and Elm, in fact during the recent Street Faire he <br />counted 48 cars parked on County Road and Elm. The entrance from County <br />Road is at the original curb cut from the Trailer Park. The width of the access has <br />been approved by the Fire District at 20’. <br />Hartman asked about pricing of the homes. <br />Mundelein stated the single-family homes would range from $375,000 to <br />$475,000 while the townhomes about be approximately $350.000. <br />Public Hearing Closed Commission Comments: <br />Russell thanked the staff and applicant for the work that has occurred since the <br />Commission reviewed the preliminary. He supports the project. <br />Loo also stated her appreciation to the staff and the applicant. She expressed a <br />concern with the number of conditions but also recognizes that several are just <br />for tracking and are not design related. She also expressed concern with the <br />architecture design. She will support the project. <br />Tengler stated his general support of the project and his concerns are similar to <br />those already expressed. <br />Hartman stated the single-family design is okay but the townhome design is <br />disappointing. She appreciates the green building concepts, would not classify <br />the homes as ‘affordable’ and still has concerns with access and traffic flow <br />within the site. <br />Russell, Loo and Hartman expressed concern with the lack of historic character <br />in the design features of the buildings. <br />Pritchard requested a discussion of conditions #3, 6, 8, 12 and 14 <br /> <br />
