Palisade Ct., Lot 17, Block 4, Cherrywood Subdivision <br />ZONING: Planned Community Residential (P-R) under the Cherrywood <br />Subdivision Planned Unit Development. <br />REQUEST: Case #09-007-VA - Approval of a variance to allow for an addition to <br />the rear of the house. The variance is described as follows: <br />1. Variance from the Cherrywood Subdivision Planned Unit <br />Development to reduce the minimum rear yard setback requirement <br />in two separate locations; <br />a To reduce the rear setback requirement from 15 feet to 9 feet <br />adjacent to the two story covered deck. <br />b. To reduce the rear setback requirement from 15 feet to 11 <br />feet adjacent to the one story covered deck. <br />BACKGROUND: <br />The applicants, Bruce and Karen Smith, are requesting a variance to reduce the minimum rear yard <br />setback for their property located at 888 S. Palisade Court. The subject property is Lot 17 of the <br />Cherrywood Subdivision and is located on the northeast corner of West Chestnut Circle and South <br />Palisade Court. The property contains a two story single family home with an attached garage and a two <br />story playhouse structure located in the northeast corner of the property. According to the Boulder <br />County Assessor, the single family home is 2,016 square feet and the garage is 630 square feet. The <br />property is.a corner lot and is accessed from the west off of South Palisade Court. <br />The subject property is zoned Planned Community Residential (P-R) and is part of the Cherrywood <br />Subdivision Planned Unit Development (PUD). The Cherrywood Subdivision PUD was adopted by <br />Resolution No. 29 on May 20, 1986 in accordance with Sec. 17.28 of the Louisville Municipal Code <br />(LMC). The PUD established setback requirements for the Cherrywood Subdivision which are outlined <br />in the following table. <br />{ <br />1 <br />
