The applicants would like to rebuild their home in <br />order to age in place in the neighborhood rather than relocate. <br />Criteria 5 - Criterion Met <br />Criteria 6 - Criterion Met <br />• The proposal is a pre -designed spec home that has limited options for <br />reduction in any of the floorplan dimensions. The location of the home on <br />the lot is the minimum encroachment needed and is otherwise conforming <br />to front and rear setbacks, as well as height. <br />Staff Recommendation: <br />Staff finds the proposal meets the variance review criteria and recommends <br />approval with no conditions. <br />Board Questions of Staff. <br />Nakari asks that for the four lot lines, this proposal fits within three of them. <br />Hassan says it fits within the front and rear setback but third is only because of <br />the fire recovery administrative variance. <br />Al,)plicant Presentation: <br />Bridgette Cole, Boulder Creek Neighborhoods <br />Cole gives background of the property owner's history in regards to their original <br />house. The applicant wants a one-story house and this is one of the smaller <br />houses in this neighborhood. We have approximately 14 letters of support and no <br />letters of opposition. <br />Applicant Questions of Staff. <br />None is heard. <br />Public Comment: <br />Judy Kern, Louisville Resident <br />Kern thanks the City for all the work they are doing. She asks the board to <br />approve this proposal. This is an unusual lot and if she did what the applicant <br />was doing, she would not need a variance.
