Drainage, access, and utility easements are proposed in Outlot A and C, as well as the <br />front and rear of the single-family lots. Details of the proposed easements can be found <br />on sheets 4 and 5 of the preliminary plat (attachment 2). <br />The preliminary plat complies with all design standards in the LMC Ch. 16.16, except as <br />noted in the table below. The single-family homes are <br />located on the south and north edges of the property with the townhome units in the <br />middle. All units have a fenced -in private yard space. An additional 6 ft. cedar perimeter <br />fence helps visually buffer the property from the railroad to the west and the commercial <br />development to the north at Pine Street Plaza. A 26 ft. wide private street creates a "U" <br />shape around the site and connects with East St on either end. Ten head -in parking <br />spaces and 14 parallel parking spaces are provided along the private drive at various <br />intervals through the site. Each unit contains either an attached or detached garage with <br />an additional 2 parking spaces.
