Exhibit A — Scope of Services CM/GC Preconstruction Services: The following services should be covered by the "CM/GC Preconstruction Services" lump sum fee listed on line 4 of the Cost Proposal (See Exhibit G). • Assisting the City in all project phases from start-up through design development. • Contributions to the collaborative project process including interactions and coordination with City Staff, third -party Consultants, citizens and other stakeholders. • Provision of on -going and timely guidance to the project team related to project approach, scope, sequencing, constructability, material/labor availability, cost, value engineering, risk and overall delivery time frame. • Participation and attendance in public input meetings (anticipated 4 total) • Participation and attendance in team meetings (anticipated twice monthly for 4 months) • Assist with procurement of consulting services as needed (survey, engineering, etc) • Review of all project documentation (plans, specifications, reports, etc) to provide construction expertise to the project team • Provide an opinion of probable construction cost following schematic design • Provide a preliminary construction schedule and procurement strategy to determine benefit of potential early procurement of long lead items following schematic design • Provide a cost estimate following the Design Development phase. • Negotiation with the City for a Scope of Construction and Guaranteed Maximum Price (GMP) to be implemented by the CM/GC through either self -performance and/or sub -contractors directly procured and managed by the CM/GC. 10 43
