<br />Ray replied that the Public Works Department is in the process of calculating the water cost for <br />reimbursement from the Golf Course Activity Enterprise. <br /> <br />Howard moved that Council approve Ordinance No. 1280, Series 1998 - An Ordinance Establishing <br />a Golf Course Activity Enterprise of the City of Louisville, seconded by Keany. Roll call was taken. <br />Motion passed by a 7-0 vote. <br /> <br />DISCUSSION/DlRECTION - FINAL PUD DEVELOPMENT PLAN SAM'S CLUB - <br />PARCEL 0, CENTENNIAL VALLEY FILING NO.4 <br /> <br />Davidson called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated this is a Final Subdivision Replat and Final PUD Development <br />Plan for Filing No.4, Centennial Valley Parcel O. The replat propo'ses to divide Lots 2 and 3 into <br />three lots; Lot 1 is proposed as Sam's Club. <br /> <br />The building is proposed at 128,000 sf, which results in a coverage of22%. On site open space is <br />deficient at a total of 22%, with 6% hardscape. The plan currently has 16% greenscape. The <br />applicant is requesting a credit of 6.7% (38,400 sf) towards the open space requirement from the off- <br />site detention area. Although not a common practice, some credit was provided to Albertson's as the <br />open space detention area was adjacent to the building. <br /> <br />Primary access points are generally consistent with currently platted access easements. The internal <br />lqop drive has two points of access on Dahlia Street. <br /> <br />The PUD reflects a rear setback of 90' from Dahlia Street. The finished floor elevation is <br />approximately 10' higher than Dahlia Street directly to the east. <br /> <br />Parking exceeds the required number of spaces by 134 spaces. <br /> <br />The preliminary presentation was for Lots 1 & 2, Sam's Club and a Wal-Mart. The final presentation <br />is only for Lot 1, Sam's Club. <br /> <br />The setback of 30' is not deficient according to the CDDG; however, the building division has <br />indicated that the building needs an unlimited area for a building of 128,000 sf. The contingency of <br />unlimited area is that the entire building must be surrounded by or adjoining a public way or yards <br />not less than 60'. The applicant proposes to create a 60' easement along that property line. The <br />building division does not feel this would satisfy the code. Staffhas asked that the applicant review <br />the main access into Lot 2, expand the pedestrian walk in front of the store, and provide additional <br />landscaping. <br /> <br />Bill Simmons, City Administrator, directed Council's attention to a letter received from Jeff Koelbel <br />proposing the City and Sam's Club share sales tax received on a 50/50 basis for the first year, which <br /> <br />4 <br />
