<br />City Council <br />Meeting Minutes <br />September 15, 2009 <br />Page 4 of 6 <br /> <br />Planning Director Wood explained the applicant is the Louisville Fire Protection <br />District, represented by Chief Tim Parker and Architect Kyle Callahan. The <br />request is for approval of a final planned unit development (PUD) and Special <br />Review Use (SRU) for Louisville Fire Station #1, to allow for the reconstruction <br />and renovation of the station located at Lafayette and Main Streets. <br /> <br />The renovation of the station will improve the aging aesthetics of the structure <br />built in 1971. The existing structure is a 23' 8", two story concrete block structure <br />with approximately 8,062 SF. The proposed additions will expand the north, <br />south and east elevations of the structure and add 5,400 SF. The addition will <br />provide for a dormitory for fire fighters. The northern addition will be located <br />approximately 11' 2" from the north property line, while the southern addition will <br />be located 7' 9" from the south property line. The addition to the east will extend <br />to within 43'11" of the property line. Based on the description, the addition to the <br />north will require a setback waiver as it is encroaching the 15' street side setback <br />requirement established in the Old Town Overlay District. <br /> <br />The applicant proposes architectural improvements to the entire structure and <br />the building materials will include brick and concrete block. The building height <br />requested in the PUD is 34' 4", which exceed the 27' height permitted in the Old <br />Town Overlay District. The applicant is requesting a building height waiver. The <br />parking will not change. The signage will be made of brushed metal. The floor <br />area ratio in the Old Town Overlay District has a maximum of 35% for lots over <br />7,000 SF. The lot area for this property is approximately 22,437 SF, for a FAR <br />allowance of 7,853 SF. The exiting structure has a FAR of 36%. The additions <br />being proposed would increase the FAR to 60% or 13,512 SF. <br /> <br />The Planning Commission held a public hearing on August 13 and forwards a <br />resolution of support without condition. <br /> <br />APPLICANT PRESENTATION <br /> <br />Kyle Callahan, Kyle Callahan & Associates Architects, explained the building was <br />built in 1971 of concrete block and brick. The plan proposes to augment the <br />structure using the same materials. The garage doors will be elevated to <br />accommodate large fire trucks, requiring a waiver on the height restriction. He <br />explained an awning will be added just above the garage doors and the entryway <br />will be highlighted, by a blend of blonde brick with red brick accents. Most of the <br />landscaping will remain and a new court yard with trees will be added. <br /> <br />Mayor Sisk opened the public hearing and requested public comment.
