All in favor with Howard being absent. <br />DISCUSSION/DIRECTION PACIFICA II CENTENNIAL VALLEY BUSINESS PARK <br />PUD DEVELOPMENT PLAN <br />Paul Wood, Planning Director, stated that the applicant proposed a 72,000 sf two -story facility. <br />Landscape coverage was 35 He stated that floor area ratio needed to be followed closely on <br />Parcel G, as this is the second to the last larger parcel in Parcel G. The number of parking spaces had <br />been increased from 276 to 316 spaces. The finish floor elevation is 6.5' higher than the elevation of <br />Century Place and approximately 1.5' to 2' lower than Century Drive to the north. <br />Davidson called for the applicant's presentation. <br />Ken Harshman, M +O +A Architectural Partnership, gave a brief overview of the project. 1; <br />Davidson called for Council comments. <br />Lathrop wanted to know why they went from three stories to two stories. <br />Harshman stated that after a market study they found that with the building costs and the rent that <br />they would have to generate to justify that was not feasible. They are also looking at some alternative <br />ideas for breaking the retaining wall into two components so it is not in a single step. They will be <br />working with the Phase I site. <br />Sisk was concerned about this being a "straight -line building He wanted more interest in the front <br />architecture. <br />Mayer preferred the two story building. He agreed with Sisk as to wanting relief along the horizontal <br />architecture. <br />Sisk moved that Council forward the PUD to the Planning Commission with Council comments, <br />seconded by Lathrop.
