Davidson called for the applicant's presentation. Erik Hartronft, Hartronft Associates, 1021 South Boulder Road, Louisville, Colorado, reviewed the project. He pointed out that the building will have an elevator for ADA accessibility and the building will be brought up to current building and fire code. Sprinklers will be added to the building. A steel framed canvas awning will be on the front of the building. Davidson called for Council comments. Mayer was concerned that the signage be done well and that only three parking spaces would be added for 4,500 s.f of office space. The parking impact on the neighborhood would be tremendous. Lathrop liked the project. Keany wanted a drawing of the building from the across the street to see what the building would look like. Sisk wanted to know the types of retail/office mixture they were proposing. Hartronft stated that they were going to encouraging retail use on the first floor and office upstairs. They hope to start occupancy this fall. Sisk wanted the increased parking need resolved. Hartonft felt the parking issues are a downtown -wide problem rather than a site specific problem. Howard thought the outside lighting appeared to be more intensive than what currently exists on site. He wanted to know the signage plans and that the doors were in conformance with safety codes in terms of ingress /egress. He wanted to know the impact on on- street parking and he wondered if Louisville might have to go to head -in parking. He did like the project. Levihn liked the project, particularly the retail on the first floor. He was concerned about the parking. He did consider the parking problem downtown a City problem, not necessarily the owners of the businesses. Davidson liked the project. As far as the parking, he pointed out that the parking issue came up for the expansion further down Main Street and Council added language about a parking district. He suggested the same language be added about the financial obligation. Sisk moved that Council move this on to the Planning Commission, seconded by Howard. All in favor. 4
