A small portion of the southeastern addition <br />and a street facing parapet are the two (2) elements that exceed <br />34 feet. <br />Parking: <br /> <br /> <br />The internal circulation of the site will remain the same. <br /> <br />o <br />The parking demand on training days will require additional <br /> <br />o <br />parking, approximately 21 spaces. Staff recommends the fire <br />department seek an off site parking agreement with a nearby <br />neighbor. <br />Signs: <br /> <br /> <br />A wall sign over each bay has been proposed. <br /> <br />o <br />A Metro Fire Logo is proposed for the parapet. <br /> <br />o <br />Lighting: <br /> <br /> <br />Downcast accent lighting is proposed on the main structure. <br /> <br />o <br />A cut sheet has been included in the meeting packet. <br /> <br />o <br />Waivers Requested: <br /> <br /> <br />Building Height: The building elements over 27 feet, the front <br /> <br />o <br />parapet and the southeast addition. Neither exceeds 35 feet in <br />height. <br />Roof Slope: The roof design is predominantly flat with some <br /> <br />o <br />elements designed with 9:12 and 6:12 roof pitch. <br />Lot coverage: The FAR allowance for the lot is 7,835 SF or <br /> <br />o <br />35%. The proposed FAR is 13,512 SF or 60%. <br />Street Side Yard Setback: The proposed structure encroaches <br /> <br />o <br />into the 15 foot street side yard setback requirement, which is <br />adjacent to Lafayette Street. The encroachment is 3’7”. <br />Staff continued with a review of the five (5) Special Review Use Criteria, LMC <br />17.40.100.A. Staff acknowledged all five criterions had been met. <br />Staff recommends approval of Resolution No. 07, Series 2009 with the following <br />three conditions: <br />1. Staff recommends the fire department seek an off site parking <br />agreement with a nearby neighbor, possibly the karate studio to the <br />north, to secure additional parking for high traffic events. <br />2. The applicant shall address all concerns of the Public Works <br />Department, as detailed in the August 3, 2009 memo by Craig Duffin. <br />3. With the exception of the large mature trees on the north side of the <br />building, the applicant shall try and maintain all existing landscaping <br />improvements. <br />Commission Questions: <br />Loo had questions regarding: additional windows, signage, parking and the <br />requested waivers. <br />McCartney stated the windows could not be added because of the interior layout. <br />The signage will be located on the building.
