Posted in City Hall, Public Library, <br />Recreation Center and Courts and Police Building and mailed to surrounding <br />property owners on August 21, 2009. <br />Conflict of Interest and Disclosure: <br />None heard. <br />Staff Report of Facts and Issues: <br />McMillan summarized with the following points: <br />The request is for a final PUD development plan for Lot 12, CTC Filing No. <br />2 for the development of two one-story 40,960 SF flex office buildings. <br />Subject property is located at the northwest corner of Dillon Road and <br />th <br />South 104 Street. <br />The buildings will cover 24.5% of the 7.53 acre lot. <br />th <br />The property is accessed from two separate locations off of 104 Street. <br />Parking will be around the perimeter of and between the two buildings. <br />Building 1 will have a parking ratio of 2.6 spaces per 1,000 SF or 107 <br />spaces. Building 2 will have a parking ratio of 3 spaces for 1,000 SF or <br />123 spaces. <br />The project is proposed to be constructed in two phases. Phase 1 will <br />include Building 1, utility and drainage improvements, the entrance <br />improvements, site paving, landscaping and site improvements for <br />Building 1. Phase 2 will complete the landscape improvements and paving <br />as well as construction of Building 2. <br />Staff worked with the applicant to include architectural details that <br />presented a greater level of detail on the portions of the building visible <br />th <br />from Dillon Road and South 104 Street. <br />Staff recommends approval with the following conditions: <br />1. Prior to City Council approval the applicant will obtain a deed of easement <br />from the owners of Lot 13 of the Colorado Technological Center <br />Subdivision, Filing 2 to construct improvements including a drainage <br />culvert and rip rap on Lot 13. A maintenance agreement will be entered <br />into which indicates that maintenance of these drainage improvements will <br />be the responsibility of the owner of Lot 12. These documents will be <br />recorded with the Boulder County Clerk and Recorder. <br />2. Prior to City Council approval the applicant will revise the landscaping plan <br />to show all proposed landscaping improvements completely within the <br />boundaries of Lot 12. Specifically, improvements shown on the west side <br />of the landscaping plan will need to be moved onto Lot 12. <br /> <br />
