There are currently 892 parking spaces in <br />the downtown core area. <br />9. The current cap on Downtown development limits the amount of parking <br />that will be needed to serve the area. <br />The Louisville Municipal Code imposes a limit of 354,000 square feet of development <br />in the Downtown area. This cap excludes the square footage of buildings owned by <br />the city. At present, there is 294,043 square feet of development in the downtown <br />area when city owned buildings are excluded from the total. Approximately 60,000 <br />square feet of development could be added to the downtown area before the cap <br />on square footage is met. These totals do not include projects which have been <br />through the planning process but have not been constructed. <br />10. There is room to add square footage in the downtown area without <br />having to add a great deal of parking spaces. <br />If the downtown core area were to be built out to the maximum square footage <br />established in the LMC of 354,000 square feet (with an additional 43,000 SF of city <br />owned buildings), 992 parking spaces would be needed to meet the current <br />requirement of 1 space per 400 square feet of development. In this scenario, 746 <br />parking spaces would be needed to meet the maximum observed parking demand <br />of 1 space per 532 square feet of development. <br />If the maximum square footage cap imposed in the LMC was removed, and every <br />property in the downtown CC zone district built out to its maximum potential under <br />the current zoning, the maximum amount of development that could be located in the <br />CC zone district would be 1,021,974 square feet. This amount of development <br />would require 2,555 parking spaces under the current parking ratio of 1 space per <br />400 square feet of development and 1,920 parking spaces under the maximum <br />observed parking demand of 1 space per 532 square feet of development. <br />If the Downtown area were to double in size to contain 673,958 square feet of <br />development, 1,685 parking spaces would be required to meet the current parking <br />ratio of 1 space per 400 square feet and 1,267 parking spaces would be required <br />to meet the maximum observed parking ratio.
