Dear Board Members, <br />We have requested a variance in regard to the minimum roof pitch of 6:12 which is <br />required in the Old Town Overlay Zoning District. We wish to build a portion ofa new <br />secondary .structure with a roof pitch of 0.5:12 in order to, facilitate the installation of a <br />green roof <br />Below are our answers to the six zoning variance criteria questions. While several of <br />the questions do not apply to our particular case we have answered those that seemed <br />applicable. <br />1. That there are unique physical circumstances or conditions such as irregularity, <br />narrowness or shallowness of lot, or exceptional topographical or other physical <br />conditions peculiar to the affected property. <br />A. Our lot is 50' x 125'. This is standard,fbr a double city lot. <br />That the unusual circumstances or conditions do not exist throughout the <br />neighborhood or district in which the property is located. <br />A. There are no unusual circumstances or conditions involved <br />3. That because of such physical circumstances or conditions, the property cannot <br />reasonably be developed in conformity with the provisions of this title (Louisville <br />zoning code). <br />A. Not applicable <br />4. That such unnecessary hardship has not been created by the applicant. <br />A. Not applicable <br />5. That the variance, if granted, will not alter the essential character of the <br />neighborhood or district in which the property is located, nor substantially or <br />permanently impair the appropriate use or development of adjacent property. <br />A. We have attempted to retain the original character of the neighborhood in <br />the most visible portion of the .structure. The roof pitch of the structure on <br />the alley, side is 10:12. The proposed structure will not impair the use or <br />development of adjacent property. <br />6. That the variance, if granted, is a minimum variance that will afford relief and is <br />the least modification possible of the provisions of this title (Louisville zoning <br />code) which are in question. <br />A.
