CITY OF LOUISVILLE <br />BOARD OF ADJUSTMENT <br />STAFF REPORT <br />September 16, 2009 <br />APPLICANT: Eric and Karin Knapp; 1008 Grant Ave., Louisville, CO, 80027 <br />OWNER: same <br />STAFF PLANNER: Gavin McMillan, Planner II <br />LOCATION: 1008 Grant Ave.; Lots 21 and 22, Block 2 Capitol Hill Addition <br />ZONING: Residential Low Density (RL) and Old Town Overlay Zone District <br />REQUEST: Case #09-010-VA — Approval of a variance from Chapter 17 of the <br />Louisville Municipal Code (LMC). The variance is described as <br />follows: <br />1. Variance from Section 17.12.050.0 to allow for a predominant roof <br />pitch less than the 6:12 pitch required by the Old Town Overlay <br />District Regulations. <br />BACKGROUND: <br />The applicants, Eric and Karin Knapp, are requesting a variance to allow for a predominant roof pitch <br />on their home at 1008 Grant Avenue which would be less than the 6:12 pitch required by the Old Town <br />Overlay District Regulations. The subject property is Lots 21 and 22, Block 2 of the Capitol Hill <br />Addition and currently contains a one story single family home and a detached garage. The 6,250 <br />square foot property is zoned Residential Low Density (RL) and is located in the Old Town Overlay <br />District. <br />The applicant is planning to remove the existing garage and build a new studio and garage space on the <br />property. The proposed studio and garage space is 865 square feet. The garage portion of the structure <br />would be two stories, approximately 365 square feet, and have a 10:12 roof pitch. The studio portion of <br />the structure would be one story high (10 feet) and approximately 500 square feet. The pitch of the roof <br />above the studio is proposed to be 0.5:12. The applicant proposes to install the green roof over this flat <br />roof section. This section of the roof would be accessible from the garage area from a second story <br />door. <br />1 <br />
