Department files that are related to the proposed Final Subdivision Plat, Subdivision Replat, Final <br />PUD Development Plan for the Business Center at CTC. He stated that Etkin Equities, Inc. had <br />submitted final documents for 161 acres in the CTC. Approximately 67 acres is located in and would <br />be a replat of CTC Filing No. 1, with the balance of the parcel being located immediately adjacent and <br />to the east of existing Filing No. 1, extending to South 104th Street. <br /> <br />HOWARD ARRIVED FOR THE COUNCIL MEETING. <br /> <br />Wood continued to review the project (see attached). <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Jon Lee, Community Development Group, Knollwood Partners, owners of the property, introduced <br />Chuck Bellock, and David Johnson, a partner with Bruce Etkin of the Etkin-Johnson Group. <br /> <br />Johnson stated that they are a national company that owns approximately 3.5 million sq. fi. of office <br />and industrial property in Denver and over 5 million sq. fi. of mostly office buildings and office parks <br />in Detroit. He pointed out that they are looking to make a substantial commitment in Louisville here <br />with buildout in excess of 1.5 million sq. fi. for over $100 million. <br /> <br />Bellock reviewed the project and site diagrams. <br /> <br />Davidson called for Council comments. <br /> <br />Herb Newbold, 9750 Empire Road, Louisville, Colorado, has the 10 acres to the west of this project, <br />was not opposed to this development. He stated that in looking at their grading plan, they are cutting <br />away the ridge line to the east of him by about 16', putting a knoll between his house and them to <br />block his view. His concern was with the ridge line as they wanted to table-top the area, cutting it <br />down, take away the natural contours and put their buildings on top of that. He stated that it would <br />break up the appearance of the area. If they had the setback, the buildings would not be so exposed. <br />He had attended the Planning Commission meeting and saw the perspective they had of his home, <br />which was not accurate in his opinion. At that time, he offered to give them a professional land <br />survey, so they could get that "remotely" accurate. <br /> <br />Pat Howard, 1041 Lincoln Avenue, Louisville, Colorado, explained that she was concerned about <br />increased traffic and unnecessary man-made eyesores. <br /> <br />Mimi Gillette, president of Historical Old Town Louisville Association, reiterated that the City's <br />Planning Commission did not recommend this project for a number of reasons and they support their <br />recommendations. They were concerned about the integrity of the ridge line, since the ridge is a <br />landmark, visible from Old Town and not at all insignificant. She felt the real issue was profit vs. a <br />part of Louisville's natural heritage. <br /> <br /> <br />
