RESOLUTION NO. 45 <br /> SERIES 2000 <br /> <br /> A RESOLUTION APPROVING <br /> A FINAL PUD DEVELOPMENT PLAN (LOT 13) AND <br />AMENDED FINAL PUD DEVELOPMENT PLAN (LOTS 14 AND 15), <br />LOTS 13 - 15, BLOCK 4, COLORADO TECHNOLOGICAL CENTER, <br />FIRST HLING (MCBRIDE BROTHERS) <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan and Amended Final PUD Development Plan for Lots <br />13 - 15, Block 4, Colorado Tech Center, First Filing; and <br /> <br /> WHEREAS, all materials related to the Final PUD Development Plan and Amended <br />Final PUD Development Plan have been reviewed by City Staff and the Planning Commission <br />and found, with conditions, to be in compliance with the Louisville zoning ordinances, <br />subdivision regulations, the Industrial Development Design Standards & Guidelines (IDDSG), <br />related policies and previous approvals; and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said PUD Development Plan, <br />the Planning Commission recommended approval to the City Council, with conditions; and <br /> <br /> WHEREAS, the applicant has submitted plans in substantial compliance with the <br />recommendations of the Planning Commission and City Council finds that said Final PUD <br />Development Plan and Amended Final PUD Development Plan should be approved, with the <br />following conditions: <br /> <br />That in the event the applicant does not wish to pursue a replat, a standard Covenant <br />Agreement treating the three lots as one parcel shall be recorded with Boulder <br />County prior to any Certificates of Occupancy being issued. <br /> <br />That the applicant shall identify locations and furnishings for the required employee <br />break area (not adjacent to the main entry) and shall locate bench seating at the main <br />building entry. <br /> <br />o <br /> <br />The applicant shall initiate application to vacate the 60' wide access easement <br />currently located on Lots 13 and 14, Block 4, Colorado Tech Center Filing No. I. <br />The applicant shall successfully complete the vacation process prior to the issuance <br />of a building permit for Lot 13, Block 4. <br /> <br />4. The secondary access easernent shall be graded and resurfaced in accordance with the <br />requirements of the Louisville Fire Protection District prior to foundation inspection .for <br /> <br /> <br />
