The increase in building area from 79,000 s.f. to 87,415 s.f. is dedicated <br />primarily to the two story SNF, which widens the footprint between 10' to 15' to provide larger <br />patient rooms. Increasing the building coverage would decrease the open space from 47.8% to <br />44.6%. The setback along Hecla Drive was proposed at a minimum of 25'. The actual setback for <br />the three-story has increased from 32' to 33.7' and decreased for the SNF from 32' to a minimum of <br />25'. This resolution has five conditions of approval from the Planning Commission. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Michael Schonbmn, Founder/President and CEO of Balfour Senior Care, 1371 Hecla Drive, Suite <br />B-3, Louisville, Colorado 80027, explained that even though the size of the imprint would increase <br />by 5,500 s.f., there will still be 44% open space. The primary intent is to enlarge the rooms of the <br />home-bound patients, due to the fact they spend the majority of time in their room. The main activity <br />room and physical/occupational therapy rooms will also become larger. They have had a very <br />positive response from families and residents and 90% of the calls received are from potential <br />residents and families from Louisville and surrounding communities. <br /> <br />Dennis Bojoe, 5650 DTC Parkway, Englewood, Colorado, presented slides visually detailing the <br />proposed changes to the site and building. <br /> <br />Davidson called for Council questions and comments. <br /> <br />Sisk expressed concem about the 10.65% increase in square footage density. He wondered if the size <br />increase is simply economical. <br /> <br />Schonbrun stated that they want this project to be the best possible, and the changes are for the <br />benefit of the residents. He did not feel it would increase their revenue, but may increase their costs. <br /> <br />Mayer moved that Council approve Resolution No. 18, Series 1998, Amendment to a Final PUD <br />Development Plan for Balfour Retirement Community, with the following amendments: <br /> 1. Bench seating shall be added in proximity to the main entry of the Assisted Living <br /> Facility on the building side of the drive access; <br /> 2. Bench seating shall be added in the landscaped amenity area, on private property <br /> adjacent to Plaza Drive Right-of-Way; <br /> 3. Revised materials board shall be provided by the applicant for review by City <br /> Council reflecting selected exterior siding samples; <br /> 4. A revised photometric shall be submitted for review and approval by staff prior to the <br /> issuance of building permits; <br /> 5.
