RESOLUTION NO. 23 <br />SERIES 2000 <br /> <br /> A RESOLUTION APPROVING <br />A FINAL PUD DEVELOPMENT PLAN (Tech Center Commons) <br />AND MINOR SUBDIVISION REPLAT (Replat A) FOR <br /> LOTS 6A, 10A AND 10B, BLOCK 3, <br /> COLORADO TECHNOLOGICAL CENTER, FIRST FILING <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for <br />approval of a Final PUD Development Plan (AKA Tech Center Commons) and Minor Subdivision <br />Replat (Replat A) for Lots 6A, 10A and 10B, Block 3, CTC First Filing; and <br /> <br /> WHEREAS, all materials related to the Final PUD Development Plan and Minor Replat <br />have been reviewed by City Staff and the Planning Commission and found, with conditions, to be <br />in compliance with the Louisville zoning ordinances, subdivision regulations, applicable design <br />standards, related policies and previous approvals; and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said Final PUD Development <br />Plan and 'subdivision replat, the Planning Commission recommended approval to the City Council, <br />with conditions; and <br /> <br /> WHEREAS, the applicant has agreed to comply with all recommended Planning <br />Commission conditions and City Council finds that said Final PUD Development Plan should <br />be approved, with the following conditions: <br /> <br />1. That all required easements are recorded in conjunction with recording of the final plat; <br /> <br />2. That signed and recorded copies of the access agreements with property owners to the <br /> north and south are provided to the City prior to recording of the plat and PUD; <br /> <br />3. That the final design of the public sidewalks comply with the CTC Master Sidewalk Plan, <br /> subject to Staff review and approval through the civil engineering review process; <br /> <br />4. That the minimum height of the parapet wall above the roof deck shall be a minimum of 12 <br /> inches in all locations and shall be so noted on the PUD plans; <br /> <br />5. That the Dryland Seed Mix specified at the bottom of the plan is modified to provide a <br /> minimum seeding rate of 30 PLS/acre; and <br /> <br />6. That the public sidewalk and drainage easement applying only to these three lots are <br /> dedicated on this plat, rather than by separate instrument. <br /> <br /> <br />
