RESOLUTION No. 26, SERIES 1998 - AMENDED FINAL PUD DEVELOPMENT PLAN <br />AND SPECIAL REVIEW USE FOR MAJESTIC BREWING - LOT 14, BLOCK 6, CTC, <br />FILING ONE <br /> <br />Davidson called for staff presentation. <br /> <br />Paul Wood, Planning Director, stated Majestic Brewing is requesting to open and operate a micro- <br />brewery in 9,368 sfoftenant space in an existing building in the CTC. The building is approved as <br />a multi-tenant light industrial building. The brewing, packaging and distribution of beer and other <br />beverages are permitted uses in the CTC. In association with the micro brewery, the applicant is <br />requesting approval of a limited tasting room and retail sales area. Tours of the brewery would be <br />available on Saturdays and by appointment. No food is proposed to be prepared on-site, nor would <br />any alcoholic beverages, other than the beer manufactured on-site, be sold. The amount of parking <br />available for the tasting room was initially identified as a potential concern; however, with a <br />maximum employment of two and peak parking demand for the tasting room typically occurring <br />after regular business hours for other tenants in the building, parking is sufficient. Landscaping <br />exceeds the 25% minimum requirement. The applicant has complied with all Planning Commission <br />conditions of approval. <br /> <br />Davidson called for the applicant's presentation. <br /> <br />Declan Elliott, Majestic Brewing Intemational Division, explained that Louisville's heritage <br />attracted them to locate in the community. He stated Majestic Brewing's objective is to deliver and <br />manufacture premium micro brew beer to sell domestically and internationally. He was then <br />available to answer any questions. <br /> <br />Howard questioned the amount of truck traffic Majestic Brewing anticipates driving into the CTC. <br /> <br />Elliott explained the on-site silo allows them to limit delivery to once a month. He assured Howard <br />that the silo will be visually minimized by landscaping. <br /> <br />Sisk moved that Council approve Resolution No. 26, Series 1998 - Amended Final PUD <br />Development Plan and Special Review Use for Majestic Brewing - Lot 14, Block 6, CTC, Filing <br />One, seconded by Keany. <br /> <br />Roll call was taken.
