th <br />LOCATION: <br />2270 So. 88Street (formerly addressed as One StorageTek <br />Dr.) <br />TOTAL SITE AREA: <br />Annexation and Initial Zoning = 80 acres. <br />Initial zoning and rezoning to Planned Community Zone District <br />–Commercial (PCZD-C) = 390 acres. <br />Preliminary subdivision plat and PUD development plan = 390 <br />acres. <br />RESOLUTION: <br />Approval of Resolution No.03,Series 2010, a resolution <br />recommending approvalof the ConocoPhillips Campus PCZD- <br />C zoning request and General Development Plan(Zoning). <br />Approval of Resolution No. 04, Series 2010, a resolution <br />recommending approval ofthe ConocoPhillips Campus <br />Preliminary Subdivision Plat and a Preliminary PUD <br />Development Plan. <br />Planning Commission February 11, 2010 –Additional Information Requested <br />On February 11, 2010, the Planning Commission held a public hearing to discuss the <br />General Development Plan (GDP), Preliminary Plat, and Preliminary PUD development <br />plan. During the public hearing, staff was asked whether this application contained all of <br />the GDP submittal requirements as established in Section 17.72.030 (Procedure and <br />Applicability [GDP]), and whether the proposed waivers meet the requirements outlined in <br />Section 17.28.110 (Underlying district regulations and development design standards and <br />guidelines to apply). <br />According to Section 17.72.030, a GDP “shall set forth the following”: <br />A.The proposed use of all lands within the subject property(also stated in Section <br />17.72.090.B for PCZD-C districts); <br />B.The type or character of development and the number of dwelling units per gross <br />acre proposed; <br />C.The proposed location of school sites, parks, open spaces, recreation facilities and <br />other public and quasi-public facilities; <br />D.The proposed location of all streets shall be coordinated with the adopted general <br />street plan for the city. <br />The following is an analysis of how staff finds that these submittal requirements have been <br />met; <br />A.The proposed use of all lands withinthe subject property; <br />The applicant has listed the proposed land uses in a table entitled “Permitted Uses”, <br />under the column “Permitted Uses”. The uses comply with the uses established in <br />Section 17.72.090. <br />2 <br /> <br />
