RESOLUTION NO. 57 <br /> SERIES 2001 <br /> <br /> A RESOLUTION APPROVING A SPECIAL REVIEW USE <br />FOR MONSTER MOTOR SPORTS, 465 PIERCE AVENUE, COLORADO <br />TECHNOLOGY CENTER <br /> <br /> WHEREAS, there has been submitted to the Louisville City Council, a request for approval <br />of a Special Review Use (SRU) for Monster Motor Sports to be located in the Colorado <br />Technological Center; and <br /> <br /> WHEREAS, the Planning Commission has reviewed the application against the required <br />Special Review Use Criteria found in Section 17.40 of the Louisville Municipal Code and found that <br />the proposed SRU, with conditions, complied with those criteria; and <br /> <br /> WHEREAS, after a duly noticed public hearing concerning said Special Review Use on <br />October 9, 2001, where evidence and testimony were entered into the record, including the Planning <br />Commission Staff Report of October 9, the Planning Commission recommended approval to the City <br />Council, with conditions; and <br /> <br /> WHEREAS, the City Council finds that said Special Review Use should be approved, with <br />the following conditions: <br /> <br />1) No outside storage of any vehicles, sport trailers, utility trailers, ATV vehicles, boxes, <br /> freight, or the same is permitted throughout the property's parking area or surrounding <br /> spaces. No fire access drives shall be blocked with said items. All parking on site must be <br /> made available for potential customers of all tenants of the building. <br />2) No outdoor displays of items for sale in Monster Motor Sports is permitted at any time. <br />3) No additional signage for any tenants shall be permitted. <br />4) No tenant finish permit may be issued to Lot 11, Block 2, of the CTC Subdivision, which <br /> cannot demonstrate the availability of adequate on-site parking. <br />5) No unlicensed recreational equipment and or vehicles may be operated in the right-of-ways <br /> of the City or in any off-premise area. Off-premise operation is defined as operation of <br /> equipment or vehicles off of Lot I1, Block 2 Filing 1 of the Colorado Tech Center <br /> Subdivision. <br />6) Repairs to recreation vehicles are permitted only in this facility during posted business <br /> hours. No other types of auto service will be allowed without amendment to this PUD ? SR U. <br /> No outside servicing of vehicles will occur. <br />7) The owner(s) of the property shall sign the special review use application in their official <br /> ownership capacity, as indicated on the property deed. <br /> <br /> <br />
