The property was posted with four (4) signs at the four corners of the <br />property on January 24, 2010. <br />Conflict of Interest and Disclosure: <br />None heard. <br />Staff Report of Facts and Issues: <br />McCartney used PowerPoint presentation slides to discuss the following: <br />• Introduction of staff involved in the review process and recognized those <br />attending the hearing. <br />• The development review process and which items would be reviewed by <br />Planning Commission. <br />• The Vicinity Map illustrated the acres for the zoning, rezoning, general <br />development plan, preliminary subdivision plat and preliminary planned <br />unit development. It also identified propert}in Broomfield. <br />• Site History of the annexation of the Spicer property and tthe <br />development of the former StorageTek Corpor 'on at the site. <br />• The items being reviewed include: the gener velopment plan (GDP), <br />the preliminary subdivision plat (PSP) and reliminary development <br />plan (PDP). <br />• Annexation does not requ by the fining Commission. The <br />annexation hearing is sche d arch 16, 2010 with City Council. <br />• The GDP is the document th sta ishes the zoning for a parcel. The <br />provided GDP, which is an ov e plan, includes the following: Site <br />Information Table; Permitted U ble; and the Yard and Bulk <br />Requirement Table. <br />• The proposed Campus Drive exterl�n requires an amendment to the NW <br />Parkway IGA and the annexation of ertain parcels on Paradise Lane. <br />T art of this application. <br />• preli su sion plat was summarized with the following points: <br />o Conoc Phillip fatted as one 390 acre site. <br />o The original Stor Tek property, annexed in 1978, was never <br />platted. <br />the Spicer Annexation Agreement dated October 20, 1981, the <br />rel d the Annexor from public use land dedication <br />require nts. <br />o All inte nal roadways are privately owned and maintained. <br />o Internal roadways are dedicated as emergency easement. <br />o ConocoPhillips must provide a public land dedication of 12% for <br />309 acres for a total of 37 acres (through land or cash in lieu). <br />o All public land dedications must be finalized prior to approval of <br />final plat. <br />o Nine (9) planning areas are proposed for the land use dedication <br />which covers about 28% of the site. <br />o Restoring Prairie Grass to the site. <br />
