11. Specific Performance. This Easement may be enforced by specific performance, including <br />mandatory injunctive relief and /or damages. <br />12. Covenant Running with the Land. This Easement shall run with the land and be binding <br />upon and shall inure to the benefit and /or burden of Grantor and Grantee and their respective <br />successors and assigns. <br />13. Notices. Whenever notice is required to be given hereunder, it shall be in writing and maybe <br />sent by facsimile or delivered to the party entitled thereto or mailed to the party entitled thereto, by <br />registered or certified mail, return receipt requested. If delivered or sent by facsimile, said notice <br />shall be effective and complete upon delivery or transmission of the facsimile. If mailed, said notice <br />shall be effective and complete as of the date of mailing.
