Planning Commission <br />Meeting Minutes <br />February 25, 2010 <br />Page 2 of 19 <br /> <br /> <br /> Case Managers: Sean McCartney, Principal Planner & Gavin McMillan, Planner II <br /> <br />A request for initial zoning of 80 acres that is subject to a <br />♦ <br />request annexation to the City of Louisville and located in the <br />th <br />N1/2 of the SE1/4 of Section 20, T1S, R69W, 6 P.M., and <br />th <br />immediately adjacent to and west of S. 96 Street, and south of <br />Paradise Lane Subdivision (unincorporated). The 80 acres of <br />unincorporated property is currently zoned Boulder County <br />Agriculture. The requested zoning of the 80 acres subject to its <br />annexation is City of Louisville Planned Community Zone <br />District – Commercial (PCZD-C). <br /> <br />A request for rezoning of 310 acres of property currently <br />♦ <br />annexed in the City of Louisville from City of Louisville Industrial <br />and Agriculture Zoning to Planned Community Zone District – <br />Commercial (PCZD-C). The 310 acres is commonly referred to <br />as the ConocoPhillips Property (formerly StorageTek Property) <br />and is located in the S1/2 of Section 20 and the N1/2 of Section <br />th <br />29, T1S, R69W, 6 P.M. The PCZD-C rezoning request is <br />inclusive, by joint application, of the adjoining 1.5 acres owned <br />by the Louisville Fire Protection District located at the southeast <br />th <br />corner of S. 88 Street and Campus Drive. <br /> Resolution No. 04, Series 2010 – <br />Case No. 09-013-PP/PS – <br /> <br /> <br /> Applicant and Representative: ConocoPhillips, Wayne McCreesh and Mary Manning <br /> <br /> Owner: ConocoPhillips, Markland R. Headley <br /> <br /> Case Managers: Sean McCartney, Principal Planner & Gavin McMillan, Planner II <br /> <br />A request for approval of a preliminary subdivision plat and <br />♦ <br />preliminary planned unit development plan (PUD) for 390 acres <br />comprised of the above-described 310 acres of currently <br />annexed property and 80 acres requested for annexation. <br />Public Notice Certification: <br />This is a continued business item from the February 11, 2010 Planning <br />Commission public hearing therefore no new notice was required. <br />Lipton reviewed the public hearing items with a brief summary of the requests: <br /> <br /> Resolution No. 3, Series 2010 is a request by ConocoPhillips to zone an <br />80-acre parcel as Planned Community Zone District – Commercial <br />(PCZD-C) and to rezone a 310-acre parcel from Industrial (I) to PCZD-C. <br />The request also includes the approval of a general development plan <br />(GDP) for the total acres of 390-acres. The 80-acre parcel is currently <br />being considered by City Council for annexation, while the 310-acres are <br />already annexed. <br /> <br /> Resolution No. 4, Series 2010 is a request by ConocoPhillips to approve <br />a preliminary subdivision plat and a preliminary planned unit <br />development plan (PUD) for the 390-acre parcel. <br />Sheets requested a clarification of the annexation wording as stated by Lipton. <br /> <br />
