This parcel allows McStain to
complete the development and planninq north and east of McCaslin
Blvd. and Via Appia Road. We feel this parcel is a very loqical
extension of our previously planned Centennial Master Plan area
and allows us to continue consistent site planninq, landscape,
'planninq, and architecture to this quadrant.
This project will be an extension of the existing Wildridge
project with sliqhtly larqer lots and some new home desiqns. We
have desiqned an extensive landscape scheme for the public
exposures on Via' Appia and McCaslin which will provide an
extension .of landscape plans alonq Via Appia and McCaslin which
are already in place.
The site planninq with windinq streets and cUl-de-sacs will give
a varied appearance from the outside and the inside of the
development. The site planning forces the homes into groups
around the cul-de-sacs and curved streets, qetting away from a
straight line of houses. The variety in the setbacks of the
homes and the landscaped areas provides further visual interest
from the street.
This plan provides for 71 single family lots on a parcel zoned
for 200 units and this provides much less impact on the City and
the surroundinq sinqle family land uses.
.
.
(continued)
