This parcel allows McStain to <br /> complete the development and planninq north and east of McCaslin <br /> Blvd. and Via Appia Road. We feel this parcel is a very loqical <br /> extension of our previously planned Centennial Master Plan area <br /> and allows us to continue consistent site planninq, landscape, <br /> 'planninq, and architecture to this quadrant. <br /> This project will be an extension of the existing Wildridge <br /> project with sliqhtly larqer lots and some new home desiqns. We <br /> have desiqned an extensive landscape scheme for the public <br /> exposures on Via' Appia and McCaslin which will provide an <br /> extension .of landscape plans alonq Via Appia and McCaslin which <br /> are already in place. <br /> The site planninq with windinq streets and cUl-de-sacs will give <br /> a varied appearance from the outside and the inside of the <br /> development. The site planning forces the homes into groups <br /> around the cul-de-sacs and curved streets, qetting away from a <br /> straight line of houses. The variety in the setbacks of the <br /> homes and the landscaped areas provides further visual interest <br /> from the street. <br /> This plan provides for 71 single family lots on a parcel zoned <br /> for 200 units and this provides much less impact on the City and <br /> the surroundinq sinqle family land uses. <br /> . <br /> . <br /> (continued) <br />
