Public Hearing <br /> Applicant: McStain Enterprises Inc. Represented by Thomas R. <br /> Hoyt. <br /> Location: Parcel 'D' - Centennial Valley <br /> Northeasterly parcel at the intersection of McCaslin <br /> Blvd. and Via Appia Road. <br /> Zoning: Planned Community Zoned District- (PCZD) <br /> Designated residential. <br /> Area: 16.59 Acres <br /> Request: <br /> The applicant is requesting approval of a final subdivision plat <br /> and development plan. <br /> Background: <br /> On June 12, the Planning Commission recommended conditional <br /> approval of a preliminary subdivision plat and development plan <br /> which proposed 71 units of single family detached homes. The <br /> subject property is current! y designated as Parcel 'D' on the <br /> Centennial Valley General Development Plan as amended in March of <br /> 1988. <br /> The final development plan proposes single family detached units <br /> with slightly reduced lot sizes averaging 7197 s. f. rather than <br /> 7295 s. f. shown on the preliminary plan. Resulting density re- <br /> mains at 4.2 units per acre. <br /> If authorized, the applicant will develop the parcel as a contin- <br /> uation of the Wildridge series to the north which was approved at <br /> a density of 5.0 units per acre with lots sizes averaging 6,174 <br /> s.f.
