There appears to be a heavy reliance on Mare construction by others <br /> of Via Apple, Lafayette Street, and Adzes AVOW outside the platted <br /> subdivision. Some commitment should be made for the construction of <br /> these roads outside the platted area, or exca 1vely long dead-and <br /> traffic situations will exist throughout the subdivision for some tieet. <br /> 4. The 30-foot separation between South Place and Via Apple is most unde- <br /> sirable from an aesthetic and design point of view. Perhaps a different <br /> configuration for the Jackson Circle - South Place area should be attempted. <br /> S. The plans provide for intersections with existing platted streets within <br /> the City of Louisville, except for Harper Street. There should be some <br /> Justification for this ceseisslon. <br /> 3shool System <br /> Studies conducted by the Boulder Valley School District indicate that there is <br /> an average of .449 elementary students for each single-family dwelling. Studies <br /> in multi-family areas tndlcatm that there is an average of four (4) a eerentary <br /> students per acre of multi-fawny development, regardless of the number of units. <br /> Using these estimates there will be 228 students generated from the multi-family <br /> dwelling units and i31 students would be generated from the proposed single- <br /> family unit for a total of 359 students. The enrollment in the Louisville Ei.men- <br /> tary School is at 283 and has a design capacity of 385 students. Therefore, <br /> an expansion of the existing will be needed as a result of the development of <br /> this annexation or a new school will have to be built. <br /> The Louisville Junior High has a design capacity of 260, but has an enroll«mn <br /> of 289. Therefore, the development of this area will increase time over-capacity <br /> of the existing structure and result in the need for a larger school. It is <br /> anticipated that the Centaurus Nigh School will be sufficient to accommodate <br /> the growth In the Louisville area. <br /> Police Protection, <br /> Often it is recommended that two pol i cemen be employed for every 1,000 persons <br /> of population. Thus, the development of land would mean that four (4) more <br /> policemen should be added to the Police Department. <br /> Fire Protection, <br /> It ..raid seem that the present fire department would not have to be expanded <br /> because of this development. However, based on standards of the American In- <br /> surance Assoclation.if the development includes multi-family structure of more <br /> than three (3) stories, than the coumunity would need to add one ladder company <br /> to the depar mace. <br /> Greenbelt <br /> There appears that no consideration was given for the Goodhue Ditch drat traverses <br /> the property. From an aesthetic point of view, land should be dedicated along <br /> the ditch as part of a City open space program. <br /> • <br />
