O 411
4625 Talbot Drive
Boulder, Colorado 80303
June 4, 1960
Kr. •Leon Wur1
City Administrator
City of Louisville
749 main Street
Louisville, Colorado 80027
Deer Leen:
In response to John Rupp'a letter of };arch 25, 1980
inviting one to annex to the City of Louisville my ten sores
located on South 80th Street near the location of Centennial
Vai:.ey Mall, I am interested in responding positively and
in prok:1eding with annexation.
The reabc'n for the delay in responding is that the
agricultural zoning classification recomunded by staff
really doesn't seem to be the correct zang classification
for the property. I unZrretend now, however, that the ag-
ricultural zoning classification was given to all enclave•
invited to annex to the City as a Metter of Corm. Therefore,
I have decided to proceed with annexation at this time and
will cooperate with the City staff in *rriving at • proper
zoning classification compatible with that of the surround-
ing areas. Also, 1 would appreciate having an opportunity
to participate in any studies concerning the vioinity of the
Centennial Valley Mall.
I feel that the correct zoning aiassifioation for the
property is Community Commercial. The reasons for this are
as follows:
1. The West side of South 80th Street is already zoned
Community Commercial, directly anrosa from the property.
2. Generally, both sides of a rajor thoroughfare suoh as
South 64th Street would have the same zoning classification,
particularly in a commercial or professional type area
3. South 80th Street is a major arterial, and the heavy
traffic flow is an important consideration regarding use
of the property and hence zoning classification.
4. The City of Louisville has already committed this area
to commercial development by prior zoning.
Ve
