The basic design feature is <br /> four (4) single family homes facing onto a private <br /> drive. Similar concepts can be seen at South Creek <br /> Subdivision in Boulder (south end of the Tantra <br /> Development at the Table Mesa Interchange) and also <br /> in Wonderland Hills development (north of Linden <br /> Ave. , west of Broadway) . Please refer to attached <br /> letter . <br /> Staff Report: The Stockade Final Plat meets all of the criteria <br /> • for- development of the City of Louisville. It Is <br /> felt by staff that the applicant`. in particular, Mr. <br /> Krueger, has demonstrated a great willingness <br /> to work with us in this and future projects. Their <br /> commitments, especially with regard to Park Improve- <br /> . . meats demonstrates their responsibility to the <br /> people and City of Louisville. <br /> Planning The Planning Commission requested of staff to high- <br /> Commission light some of their concerns to the City. Council <br /> Comments: in consideration of this item. Their concerns in- <br /> _ cl ude: <br /> - That fire access into the private drives serving <br /> the units will be maintained & designated No Park- <br /> ing" Fire Lanes . <br /> - Each unit has adequate off street parking and <br /> - driveway length to acconuaate- vehicles. <br /> - Snow removal can be a problem at times in the <br /> cul -de-sacs . <br /> - Several Planning Commission members prefer standard <br /> subdivision design . <br /> - The feeling that Stockade will be Louisville and <br /> not some development that becomes distinct and <br /> separate in community attitude or image. <br /> - Fencing along streets and open areas blend and are <br /> architecturally attractive. <br /> - Improvements to the park and types of facilities �' <br />
