CITY COUNCIL SUMMARY
FEBRUARY 17, 1981
THE STOCKADE FINAL PUD AND REPLAT
Planning The motion to approve with conditions , Resolution
Commission #3, °.cries 1981 , the Stockade Replat and PUD
Recommendation: failed on a tie vote. 3 to 3 (Feb. 10, 1981 )
Yea 1!a
D ar o Elrod
Caranci Ferrera
Dhieux Martella
Applicant: McStain Enterprises, Inc .
Applicant's Craig Krueger
Representative:
Location: West of Louisville Elementary School
Zoning: RE(Residential Estate) PUD
Area: 22 acres
Coup Plan: The site is completely within the Urban Service
Area and is compatible with the proposed residential
land use.
Applicant's McStain proposes to replat a portion of Centennial
Request: Valley First Filing . The basic design feature is
four (4) single family homes facing onto a private
drive. Similar concepts can be seen at South Creek
Subdivision in Boulder (south end of the Tantra
Development at the Table Mesa Interchange) and also
in Wonderland Hills development (north of Linden
Ave. , west of Broadway) . Please refer to attached
letter .
Staff Report: The Stockade Final Plat meets all of the criteria
• for- development of the City of Louisville. It Is
felt by staff that the applicant`. in particular, Mr.
Krueger, has demonstrated a great willingness
to work with us in this and future projects. Their
commitments, especially with regard to Park Improve-
. . meats demonstrates their responsibility to the
people and City of Louisville.
Planning The Planning Commission requested of staff to high-
Commission light some of their concerns to the City. Council
Comments: in consideration of this item. Their concerns in-
_ cl ude:
- That fire access into the private drives serving
the units will be maintained & designated No Park-
ing" Fire Lanes .
- Each unit has adequate off street parking and
- driveway length to acconuaate- vehicles.
- Snow removal can be a problem at times in the
cul -de-sacs .
- Several Planning Commission members prefer standard
subdivision design .
- The feeling that Stockade will be Louisville and
not some development that becomes distinct and
separate in community attitude or image.
- Fencing along streets and open areas blend and are
architecturally attractive.
- Improvements to the park and types of facilities '
