410 410
Morris Ms. Morris voiced her concern that a buffer
between Boulder and Louisville must be
retained. She noted that only 13 hoaxes
were located on top of the ridge , she asked
if that's all that could be accomodated,
would the developer be willing to build
only 13 homes.
Ochsner Mr. Ochsner noted that the building only of
the 13 would not be economically feasible.
If the City Council decided not to accept
this proposal the land would simply be sold
to someone else,.as the heir were entitled
to a profit. Mr. Ochsner noted the Council'
concern that the development would go past
the ridge. Be also stated that the developu
would provide a lift station to accomodate
the proposed homes.
!Arland Mr. Farland stated that they are attempting
to work with the city in offering fair ex-
change. They are giving open space, water.
Cussen Councilman Cussen moved that the proposal be
sent to the Planning Co»m►ision with stipula-
tion that should this meet their approval,
or an amended plan, that no building permits
be issued on this site, until the Howard
Berry Water Treatment Plant is functioning.
• Seconded by Meier.
Farland When are you anticipating this?
Cussen 1986.
Farland We would appreciate the opportunity to have
the Planning Commission look at this.
Steve Yatchak Mr. Stews Yatchak, 1091 Azure Way, stated that
he herd a personal interest in this proposal as
it was right behind his house. He stated
that he had a number of major problems with
this development. He felt that it was in
direct conflict with the Louisville Compre-
hensive Plan. A second problem stated that
this proposal is outside the Louisville
Service Area and that there were significant
properties within the Louisville service
area that will allow for appropriate develop-
ments and growth for Louisville for many
years to come. Be also noted the problem
with the availab tt rated water. He
made reference t q d developers and
heirs to estates and felt that council should
lead the city to successful growth by
intollegent planning. He stated that the
development would increase a significant
amount of future pressure and desire to
extend that road to Baseline Road. He asked
smsgmakmx that the plan not be approved.
Farland Mr. Farland took exception to Mr. Yatchak's
comments relative to greed. Although- it
was Mr. Yatchak's personall opinion, Mr.
?Arland felt that the comment of greedy
developer was out of order. He introduced
Mr. John Berman, Attorney for the Teresa
Steinbeck.
Berman Mr. Berman stated that Mrs Steinbeck was one
of Boulder County's most generous people.
He stated that over 20% of the ..monies in the
*stela are ear.aarked for charitses in this
area and in the Denver Metro area. He stated
that there is no one in this particular
estate that is getting rich.
