•2- <br /> 5 . The CHAMBER shall be required to pay all taxes levied <br /> or assessed upon any personal property, fixtures and improvements <br /> belonging to the CHAMBER and located upon the premises . <br /> 6. The CHAMBER represents that they have inspected and <br /> examined the premises and accepts them in their present condition and <br /> agrees that the CITY shall not be required to make any improvements <br /> or repairs whatsoever in or upon the premises demised. In addition, <br /> the CHAMBER agrees to make any and all improvements and repairs as <br /> described on Exhibit B, et their sole coat and expense and agree to <br /> keep the premises safe and in good order and condition at all times <br /> during the term of this Lease. They further agree that upon the <br /> termination of this Lease for any cause, the CHAMBER vill surrender <br /> possession of said premises in as good order and condition as they <br /> were at the commencement hereof. <br /> 7 . The CHAMBER agrees that they, their members, guests , employees or <br /> assigns will hold harmless the CITY from any loss, cost or damage <br /> that may arise out of or in connection with this Lease or the use of <br /> the premises by the CHAMBER , their agents or employees. The CHAMBER <br /> also agrees to fully indemnify the CITY for any damages suffered by <br /> the CITY arising out of the acts or omm1ssions of the CHAMBER <br /> relative to their use of the premises. In addition , the CHAMBER <br /> agrees to provide public liability insurance coverage in an amount <br /> equal to or greater than the liability of a municipality as sit forth <br /> under section 24- 10- 114 of the Colorado Revised Statutes , as amended <br /> during the term of this lease and to make the City a named co-insured <br /> on said policy . <br />
