•2- 5 . The CHAMBER shall be required to pay all taxes levied or assessed upon any personal property, fixtures and improvements belonging to the CHAMBER and located upon the premises . 6. The CHAMBER represents that they have inspected and examined the premises and accepts them in their present condition and agrees that the CITY shall not be required to make any improvements or repairs whatsoever in or upon the premises demised. In addition, the CHAMBER agrees to make any and all improvements and repairs as described on Exhibit B, et their sole coat and expense and agree to keep the premises safe and in good order and condition at all times during the term of this Lease. They further agree that upon the termination of this Lease for any cause, the CHAMBER vill surrender possession of said premises in as good order and condition as they were at the commencement hereof. 7 . The CHAMBER agrees that they, their members, guests , employees or assigns will hold harmless the CITY from any loss, cost or damage that may arise out of or in connection with this Lease or the use of the premises by the CHAMBER , their agents or employees. The CHAMBER also agrees to fully indemnify the CITY for any damages suffered by the CITY arising out of the acts or omm1ssions of the CHAMBER relative to their use of the premises. In addition , the CHAMBER agrees to provide public liability insurance coverage in an amount equal to or greater than the liability of a municipality as sit forth under section 24- 10- 114 of the Colorado Revised Statutes , as amended during the term of this lease and to make the City a named co-insured on said policy .
